Strata Titles For Taman Flora Indah Still Under Technical Review
KUCHING: The ongoing technical review process remains the main factor preventing the issuance of strata title deeds for Taman Flora Indah in Jalan Arang, Batu Kitang from being finalised to date.
Deputy Minister for Urban Planning, Land Administration and Environment, Datuk Len Talif Salleh said the project is currently at the technical Type B Survey (Stage 2) level, which requires detailed scrutiny by the Land and Survey Department before any approval can be granted.
According to him, for Taman Flora Indah 2 involving Lot 3848 Block 128 Kuching North Land District, the Type B Survey documents have been received from the consultant and are now under review by the Land and Survey Department.
“As for Taman Flora Indah 1 involving Lot 3847 Block 128 Kuching North Land District and Taman Flora Indah 3 involving Lot 3849 Block 128 Kuching North Land District, both are still at the Type B Survey (Stage 2) stage, which is currently being finalised by the consultant surveyors,” he said.
He said this while responding to a question from Batu Kitang assemblyman, Lo Khere Chiang during the 19th Sarawak Legislative Assembly (DUN) Sitting on Tuesday.
Responding to a supplementary question regarding the government’s efforts to improve compliance among developers and consultants with the technical requirements for strata titles, Datuk Len Talif said several measures have been implemented, including regular engagement sessions, the preparation of standard guidelines and technical briefings for stakeholders.
He said the initiative aims to ensure compliance with the Strata Subsidiary Titles Ordinance 2019, while also reducing documentation errors and expediting the review process for strata applications.
Meanwhile, he explained that the main factors contributing to delays in the issuance of strata titles include developers’ failure to complete strata scheme surveys within the stipulated timeframe, as well as issues involving incomplete documentation, design changes after plans have been approved and delays in survey payments.
According to him, structural issues involving buildings encroaching onto lot boundaries, as well as delays in the issuance of parent lot titles due to non-compliance with planning conditions and premium payments, have also affected the smooth processing of strata applications in the state. -UKASnews
